This facility was an initiative by the owner to decrease operating expenses while focusing on the “Green Building” concept. With 207,000 square feet and a construction budget of $18 MM, John was challenged with insuring that the Wal*Mart vendors complied with the sustainable design guidelines in furnishing materials and equipment.

This facility was the first “Green” Automobile Dealership in the United States when it is completed in July 2006, attaining a LEED Silver certification. John was the Project Executive coordinating the team during preconstruction and construction to meet the requirements of the USGBC for certification. He was responsible for the evaluation and constructability review of the documents for alternative methods to maximize LEED points while meeting the Owner’s budget goals. A life cycle analysis of all building components and systems was performed to allow the Owner to make business decisions as to what the potential payback would be for items that had a higher “front-end” cost yet provided operational savings during the life of the facility. The facility occupies 14 acres and has 52,000 square feet under roof. Project cost was $8MM.
